Preparation

• Good preparation is the most important prerequisite for success. That is why we visit your rental property in person and record all the relevant details. At the same time, we are happy to advise you on aspects such as interior design, furnishing and rental pricing, because we know the market and the achievable prices. When drawing up the offer for your furnished property, we take into consideration all costs – the rent, ancillary expenses and our services.
• You commission us with the task of incorporating your furnished property in our database and also enter into a written management contract with us. You will find the costs charged to you in the event of a successful letting in our general terms of business for those offering accommodation under HC24 local.

Presentation

• In order to let your property as quickly and successfully as possible, you need an appealing advert. We know how to present your furnished apartment perfectly – with good photos or a video tour and an informative text. Naturally we also make sure that we comply with all legal issues on your behalf when designing the accommodation advert and help you if you have any questions regarding the energy performance certificate, for example.
• We publish your advert on www.hc24.de, the biggest property websites, ten additional property websites and social media channels. Furthermore, we present your property to selected business clients and recommend it to previously earmarked existing clients. Besides online publication, these are another two important marketing channels that shouldn’t be underestimated.
• As a result of our useful preselection of prospective clients, you will not only find a suitable tenant more quickly, but also save yourself and the candidates unnecessary viewings. When doing all of this, it goes without saying that we adhere to all statutory legislation and data protection regulations.
• A suitable prospective tenant views the property– either together with us or you. This allows you to see for yourself who may be moving in. There is also the option for you to select a tenant without a viewing. We will have checked their creditworthiness and employment status beforehand and shared the information with you. In such cases, you always have the final say and can decide who can move into your property.

Contract management

• After holding discussions and reaching agreement, we draw up the contract for you and your tenant to sign.
• As soon as the first month’s rent has been transferred to our account* we will transfer the rent to you as agreed.
• The handover of the property and keys will take place on the agreed date. It is best if you record the inventory of the property together with the new tenant. We provide forms for this purpose free of charge. We will also be happy to handle the handover of the property and keys on your behalf. You can book this service as well as the reciprocating property inspection service when the tenant moves out at our local agencies.
• We check that all rental payments have been made during the tenancy and transfer the money to you. We immediately send reminders of all outstanding payments and inform you of the situation.
• Should you require a cleaning service or tradesman during the tenancy, we will be happy to recommend reliable service providers.
